Moving with a pet?

Bringing your fur-baby and what you need to know.

Not all properties are pet friendly. Before settling on a property, please make sure that it accepts your furry family member. 

 

 

1. A one-time, non-refundable $250 Pet Fee per pet is applicable, along with pet rent based on the size of your pet, with a minimum per pet of $25.

2. Tenants must disclose all pets at the time of the application and all pets must be listed on the application and lease.

3. No pets of any kind will be allowed on the premises without a signed Pet Addendum, showing the breed, pet description and vet records.

4. Pet sitting is NOT ALLOWED for any reason.

5. Failure to adhere to these guidelines can result in a fine no less than $400 and could result in beach of contract regarding the terms and conditions of your lease, resulting in eviction based on violation.

6. A maximum of two pets per household.

7. Tenant assumes full responsibility for the care, behavior, and  damages caused by the animal.

8. The Landlord reserves the right to withdraw from the pet agreement and demand the removal of any previously authorized animal upon the first complaint against the pet or upon evidence of injury or damage to person or property caused by the animal.

9. Injuries, damages or otherwise caused by the pet are solely the  financial responsibility of the owner or tenant herein.

10. Breeds prohibited, including but not limited to: American Bulldog, American Staffordshire Terrier, American Wolf Dog, Bull Terrier, Cane Corso, Doberman Pinscher, Dutch Shepherd, German Shepherd Dog, Great Dane, Rottweilers, Pit Bull, Staffordshire Bull Terrier, Wolf Dog Mix, and all crossbreeds or mixes involving these prohibited breeds.

11. Animals in excess of 75 lbs, endangered species, wild animals, and farm animals including but not limited to: chickens, pigs, goats, wolves, etc. are strictly prohibited.

 

Don't have a Fur-Baby, but a Unique Family Member? 

Not your average pet? For other pets, considered "Unique Pets"; the pet fee is $20 per enclosure. The above responsibility guideline pertain to the Unique Pets policy as well. Unique Pets include but are not limited to:

Gerbils, chinchillas, guinea pigs, hamsters, ferrets, snakes, lizards, turtles, hermit crabs, birds, fish, hamsters, reptiles, birds, fish, or other caged/tanked animals confined to terrariums, tanks, or cages.

1. A one-time, non-refundable $100 Pet Fee per Unique Pet enclosure is applicable, along with a monthly pet rent of $20.

2. Must have and be contained to enclosure at all times.

3. Unique Pets are deemed as pets, with a maximum allowance of two enclosures per property.

4. Fish tanks, holding water, not more than 20-gallon equals one Unique Pet. A one-time non-refundable pet fee of $100 and an applicable monthly pet fee of $20 are applicable for each such tank. No water tank exceeding 20 gallon will be allowed on the premises.

5. Prohibited Unique Pets include but not limited to: venomous snakes of any kind, racoons, monkeys, mini ponies, potbelly pigs.
